What I require to list your timeshare: 1. I require that your timeshare has a market survey performed on it. I charge a $25 fee for this service and it takes a few days but once completed are very informative of all activity for your resorts resale listings and recent sales prices. Requesting a market survey in no way obligates you to list your timeshare with me. How will you know if you want to list it if you don't know what it will bring you? 2. Due to the slow down in the resale market I have had to start charging a $125 advertising fee, held in escrow, and used ONLY for payment of advertising your listing, specifically. That represents about half of the advertising dollars required to sell a timeshare if it is priced in the market for that product. 3. I require a 6 month exclusive right to sell your timeshare. I go to a lot of work and effort to get your timeshare in front of as many buyers eyes as possible and will list your timeshare in the 3 resale broker's multiple listings and frequently a buyer may make an offer through another brokerage. When that happens we split the commission available under the listing. Without an exclusive right to sell, I'm simply not willing to go work for you. 4. I require a commission from the closing of the sale of your timeshare. My minimum commission is $1500 or 20% of the sale, whatever is greater.
What do I do to get your timeshare sold? I advertise, advertise, advertise and 100% of my advertising dollars go to attract buyers, not sellers. I have plenty of referral business after doing this for fifteen years and so have a steady stream of referred sellers and resort managment companies that refer sellers to me. The key to selling a timeshare is to get your timeshare in front of the right buyer at the right time.
